Eatonton has more listings, but buyers are still moving
More homes to choose from does not mean buyers have walked away. That is the clearest thing the numbers show for Eatonton right now. The Real Estate Data Aggregator counted 139 pending sales in ZIP 31024 for the three months ending August 31, 2026. That is up 23% from the same period a year before. Demand is real. It is just more selective.
Nationally, Realtor.com reported that active listings grew 5.5% year over year, topping 1.16 million homes for sale. Eatonton moved faster than that. The Real Estate Data Aggregator counted 262 homes for sale in ZIP 31024, up 10.1% from a year ago. More supply, yes. But buyers kept up.
Prices dipped a little, but sellers are still getting close to asking
The Real Estate Data Aggregator put the median sale price in ZIP 31024 at $420,000 for the three months ending August 31, 2026. That is down 5.9% from the same period a year before. A real dip, worth knowing. But here is the other side: homes sold at 96.4% of list price on average, up 0.4 points from last year. Sellers who priced well still got close to what they asked.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Eatonton ran the other direction on price this period. That gap is worth watching, but it does not tell the whole story on its own. Pricing and presentation matter more when buyers have real options.
Homes are selling faster than a year ago
The Real Estate Data Aggregator counted a median of 75 days on market in ZIP 31024 for the three months ending August 31, 2026. That is 12 days shorter than the same period a year before. Twelve days is a meaningful shift. The right home, priced right, is moving.
The Real Estate Data Aggregator also found that 12.7% of homes in ZIP 31024 sold above list price during this period. That is up 7.7 points from a year before. Not every home got there. But more did than last year.
Rates are a real factor right now
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC cited a Fannie Mae forecast putting the 30-year fixed rate at 7.4% in the fourth quarter of 2026, and 7.5% through 2027. That shapes what buyers can afford. It also shapes how sellers need to think about price. Buyers are still moving in Eatonton, but they are doing the math carefully.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Eatonton is not immune to that pressure. More choices for buyers means pricing and condition do more work than they did a year ago.
- Inventory is up 10.1% and new listings are up 18.5% in Eatonton, per the Real Estate Data Aggregator.
- But pending sales jumped 23% and homes are selling 12 days faster than a year ago.
- Prices dipped 5.9%, and with rates above 7%, buyers are careful.
- The market is moving.
- It just rewards the homes that are priced and presented well.
These numbers cover all of ZIP 31024 for the three months ending August 31, 2026. One street can read very differently from the ZIP code as a whole. A home near the lake, on a quiet cul-de-sac, or in a specific neighborhood may be seeing something the broader numbers do not show.
