Eatonton homes are selling faster, even with more inventory
Nationally, mortgage rates crossed back above 7%, according to Realtor.com. That kind of news usually slows things down. But in Eatonton, the three months ending August 31, 2026 told a different story.
The Real Estate Data Aggregator counted a median of 75 days on market in ZIP 31024 for the three months ending August 31, 2026. That is 12 days shorter than the same period a year before. In a market where rates are high and buyers have more to choose from, that is worth paying attention to.
More homes, more buyers
The Real Estate Data Aggregator counted 262 homes for sale in ZIP 31024 during the three months ending August 31, 2026. That is up 10.1% from a year earlier. New listings rose too, up 18.5% to 173 new homes hitting the market. More supply usually means more negotiating power for buyers. And yet, sales kept up.
The Real Estate Data Aggregator counted 126 homes sold and 139 pending sales in ZIP 31024 for those three months. Pending sales jumped 23% from the same period in 2025. That is a real signal. Buyers are still moving when the price makes sense.
Prices dipped a little
The Real Estate Data Aggregator put the median sale price at $420,000 for ZIP 31024, down 5.9% from a year before. That is a real dip. But it did not scare buyers off. The Federal Housing Finance Agency reported that U.S. home prices were still up 2.4% year over year as of August 2026, so the national picture is still positive even if Eatonton pulled back a bit.
Sellers are getting closer to their asking price
The Real Estate Data Aggregator found that homes in ZIP 31024 sold for an average of 96.4% of their list price during the three months ending August 31, 2026. That is up 0.4 points from a year before. Small move, but it went the right direction.
More telling: the share of homes that sold above list price rose to 12.7%, up 7.7 points from the same period in 2025, according to the Real Estate Data Aggregator. That is not a majority of homes. But it shows that well-priced listings are still drawing real competition.
The national picture adds context
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Active listings nationally topped 1.16 million homes, up 5.5% year over year, also per Realtor.com. Eatonton's 10.1% rise in homes for sale fits that national pattern. More inventory everywhere.
But Eatonton's pending sales rising 23% and days on market falling 12 days suggest this market is absorbing that inventory better than the national headlines imply.
What this means if you own a home here
The market is not moving at one speed. The Real Estate Data Aggregator found that only 10.8% of homes went under contract within two weeks of listing, up just 0.2 points from a year before. Most homes are not flying off the shelf. But the ones priced right are finding buyers, and finding them faster than last year.
Six point four months of supply, per the Real Estate Data Aggregator, puts Eatonton in balanced-to-slightly-buyer-friendly territory. That means pricing matters more than ever. A little high and you sit. Right on the number and you move.
- Eatonton's ZIP 31024 saw homes sell faster, more homes go pending, and a higher share sell above list price, all in the three months ending August 31, 2026. The median price dipped 5.9% to $420,000. Rates are above 7% nationally per Realtor.com, and inventory is growing.
- The market is not stalled.
- It is just sorting itself by price.
One more thing worth saying: these are ZIP code numbers. One street in Eatonton can tell a very different story from the whole 31024 picture. A home on a quiet cul-de-sac near the lake and a home on a busy road are not the same market, even if they share a ZIP code.
