Eatonton homes are selling faster, even with rates above 7%
Here is the number that matters most right now. The Real Estate Data Aggregator counted 139 pending sales in ZIP 31024 in the three months ending August 31, 2026. That is up 23% from the same stretch a year ago. Buyers are still moving, even with rates above 7%.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is a real headwind. CNBC noted that a monthly payment on a median-priced home now takes up roughly 33% of a median family's income. That is up from 26% in 2022. Affordability is tighter. And yet, Eatonton buyers are still writing contracts.
Homes are moving faster than last year
The Real Estate Data Aggregator put the median days on market at 75 days in ZIP 31024 for the three months ending August 31, 2026. That is 12 days shorter than the same period in 2025. Twelve days is not a small shift. It means well-priced homes are finding buyers sooner.
Sellers are getting closer to their asking price
The Real Estate Data Aggregator shows the average sale-to-list ratio in ZIP 31024 at 96.4% for the three months ending August 31, 2026. That is up 0.4 points from a year ago. Small move, but it goes the right direction. More telling: 12.7% of homes sold above list price. That share is up 7.7 points from last year.
The one honest caveat: prices dipped a little
The Real Estate Data Aggregator put the median sale price in ZIP 31024 at $420,000 for the three months ending August 31, 2026. That is down 5.9% from a year ago. So prices softened some. That tracks with Realtor.com reporting that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Eatonton is not immune to that pressure. But the activity numbers tell a different story. More contracts, faster sales, sellers getting more of their ask.
More homes to choose from, but supply is still balanced
The Real Estate Data Aggregator counted 262 homes for sale in ZIP 31024 during the three months ending August 31, 2026. That is up 10.1% from a year ago. New listings came in at 173, up 18.5%. More inventory gives buyers real choices. Months of supply sits at 6.4, up just 0.4 months from last year. That is close to a balanced market. Neither side has a big edge.
Nationally, Realtor.com reported active listings topping 1.16 million homes, up 5.5% year over year. More supply nationally has not stopped Eatonton buyers from moving. That says something about how this market is holding up.
- Rates above 7% are real.
- The price dip is real.
- But the Real Estate Data Aggregator shows Eatonton pending sales up 23%, days on market down 12 days, and more homes selling above list price than a year ago.
- Serious buyers are still out there.
- Well-positioned homes are still finding them.
One thing worth knowing: these numbers cover all of ZIP 31024. One street or one neighborhood can read very differently from the ZIP as a whole. Price, condition and location still drive everything at the home level.
