Greensboro buyers have more room, but homes are still moving
The number that matters most right now: homes in ZIP 30642 took a median of 107 days to sell, according to the Real Estate Data Aggregator. That is 43 days longer than the same stretch in 2025. Sellers, that number is your signal to price carefully from day one.
Longer days on market does not mean the market stopped. The Real Estate Data Aggregator counted 137 homes sold in ZIP 30642 in the three months ending August 31, 2026. That is up 4.6% from the same period in 2025. Homes are moving. They just need the right price to get there.
Pricing right matters more than it did a year ago
The Real Estate Data Aggregator shows the average sale closed at 95.5% of list price, down 1.1 points from a year before. That gap between list and sale is real. And nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Greensboro is not immune to that trend.
The median sale price in ZIP 30642 came in at $848,000, down 6.6% from a year ago, per the Real Estate Data Aggregator. That dip is worth knowing. It does not mean the market is in trouble. It means buyers have a little more leverage than they did in 2025.
Buyers: more room to work with, but do not assume every home will sit
Only 1.5% of homes sold above list price in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 7.7 points from a year before. Bidding wars are not the story here. But well-priced homes do close. The Real Estate Data Aggregator also shows 280 homes for sale in ZIP 30642, up 5.3% from last year. More choices exist now than they did.
The rate picture adds another layer
Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.4% for the fourth quarter of 2026. That affects what buyers can afford, which in turn puts more weight on how sellers price.
Nationally, CNBC also noted that pending home sales were down 8.5% year over year in September, citing Zillow. The Real Estate Data Aggregator shows something similar locally: pending sales in ZIP 30642 were down 8.1% compared with the same period in 2025. The pattern is consistent.
What moves quickly, and what does not
Just 7.3% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 10.2 points from a year before. Fast sales still happen. But they are no longer the norm. Buyers have time to think. Sellers need to be ready for that.
The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Values are not falling off a cliff nationally. But locally in Greensboro, the median price did soften. Both things can be true at once.
