Madison buyers are still moving, but they are taking more time

By Shelby McLeod
Real estate, Madison, GA

Here is the number that matters most right now. The Real Estate Data Aggregator counted 44 pending sales in ZIP 30650 during the three months ending August 31, 2026. That is up 7.3% from the same period a year ago. Buyers are still out there. They have not left. But the way they are buying has shifted, and if you are a seller, that shift is worth understanding.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September. That is the highest share since October 2022. Madison is not immune to that pressure. The Real Estate Data Aggregator shows sellers here averaged 94% of list price, down 3.1 points from a year ago. That gap between what sellers ask and what buyers pay has grown. Pricing your home right from day one matters more than it did last year.

Prices are up, but buyers are taking their time

The Real Estate Data Aggregator puts the median sale price in Madison at $549,310 for the three months ending August 31, 2026. That is up 15.7% from the same period in 2025. So prices are not falling. But homes are sitting longer. The median days on market was 70, which is 6 days longer than a year ago. That is the market telling sellers something. Buyers have more to look at, and they are not rushing.

The bright side: some homes are moving fast

Not every home is sitting. The Real Estate Data Aggregator found that 20.5% of Madison homes went under contract within two weeks of listing. That share is up 8.3 points from a year ago. And 12.5% of homes sold above list price, up 3 points from last year. The homes that are priced well and presented well are still finding buyers quickly. The ones that are not are sitting for a while.

Rates are adding pressure for buyers, too

It is not just sellers feeling it. CNBC reported the average contract interest rate for 30-year fixed mortgages at 7.37% as of October 28, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real number for a buyer doing the math on a monthly payment. Even so, CNBC also reported mortgage purchase applications rose 4% for the week. Buyers are adjusting, not disappearing.

For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Madison's 15.7% gain, per the Real Estate Data Aggregator, is well above that. This market is still outpacing the national trend on price, even as the pace of sales slows a little.

Supply is tighter than it looks

The Real Estate Data Aggregator counted 76 homes for sale in ZIP 30650 during the three months ending August 31, 2026. That is down 22.4% from a year ago. New listings fell 19.5% too, to 62. Months of supply came in at 5.8, down 1.4 months from last year. Nationally, Realtor.com reported active listings topping 1.16 million, up 5.5% year-over-year. Madison is moving in the opposite direction. Less to choose from here, not more.

In short
  1. Madison buyers are still active, pending sales are up 7.3%, and prices are up 15.7% year-over-year.
  2. But homes are taking 70 days to sell and sellers are averaging 94% of list price.
  3. Presentation and pricing are doing more work than they were a year ago.
  4. The homes that get it right are still going fast.
  5. The ones that do not are sitting.

One more thing worth saying. These numbers cover all of ZIP 30650. One street can read very differently from the ZIP as a whole. A home on a quiet road near the square and a home on the edge of the county are not the same market, even if they share a ZIP code. If you want to know what the numbers look like for your specific address, that is a different conversation.
