Madison inventory is tighter even as more homes are selling
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Madison went the other way. The Real Estate Data Aggregator counted 64 homes for sale in ZIP 30650 during the three months ending July 31, 2026. That is down 33.3% from the same period a year before. Fewer homes for sale while more buyers are active is a different kind of market than what most of the country is seeing.
Here is what makes that number matter. The Real Estate Data Aggregator counted 50 homes sold in ZIP 30650 during the same three months. That is up 31.6% from a year before. More sales, fewer listings. That gap is the whole story for both buyers and sellers right now.

Homes are also moving faster. The Real Estate Data Aggregator shows a median of 70 days on market, which is 10 days shorter than a year ago. And months of supply dropped to 3.9, down 3.8 months from a year before. Less time sitting, less inventory piling up.
Speed: more homes are going under contract quickly
The Real Estate Data Aggregator found that 23.4% of homes in ZIP 30650 went under contract within two weeks of listing during the three months ending July 31, 2026. That share is up 11.2 points from the same period a year before. Nearly 1 in 4 homes is finding a buyer fast. That is not every home, but it is a real shift.
A note on pricing: most homes are not getting over ask
The Real Estate Data Aggregator shows only 4% of homes in ZIP 30650 sold above list price during the three months ending July 31, 2026. That share is down 6.5 points from a year before. The average sale came in at 95.1% of list price, also down 2 points. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022.
