Madison prices rose, but buyers are still pushing back on terms

Here is the number that matters most right now. The Real Estate Data Aggregator counted 40 homes sold in ZIP 30650 during the three months ending August 31, 2026. The median sale price landed at $549,310, up 15.7% from the same stretch in 2025. That is real, meaningful price growth. But homes sold at 94% of list price on average, down 3.1 points from a year ago. Price growth and buyer pushback are happening at the same time. That is the whole story.

For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% year over year through July 2026. Madison's 15.7% gain, per the Real Estate Data Aggregator, is running well ahead of that national pace. But national rates are making buyers cautious. CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That kind of rate changes what a buyer can afford, and it shows up at the negotiating table.

Buyers are negotiating, but some homes are still moving fast

The 94% sale-to-list ratio tells you buyers have leverage. But it is not the whole picture. The Real Estate Data Aggregator found that 20.5% of Madison homes went under contract within two weeks of listing, up 8.3 points from a year ago. And 12.5% of homes sold above list price, up 3 points. So some homes are moving quickly and getting full price or better. The ones that do not? They are sitting. The Real Estate Data Aggregator shows a median of 70 days on market, 6 days longer than last year.

Fewer homes to choose from, but buyers are still being choosy

The Real Estate Data Aggregator counted 76 homes for sale in ZIP 30650 during this period, down 22.4% from a year ago. New listings fell 19.5% too, with just 62 coming to market. Less supply usually pushes prices up, and it has. But Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Madison is not immune to that pressure. Buyers have options, even in a thinner market, because rates at 7.49% (per CNBC) are making them careful with every dollar.

Pending sales are up, which is a good sign going forward

The Real Estate Data Aggregator counted 44 pending sales in ZIP 30650 during this period, up 7.3% from a year ago. More homes under contract means more closings ahead. Demand has not gone away. But with rates climbing and buyers watching every line of the contract, pricing cleanly from the start is what separates the homes that close in two weeks from the ones that sit for 70 days.
