Madison prices rose even as inventory got tighter
Here is the number that matters most right now. The Real Estate Data Aggregator counted a median sale price of $549,310 in ZIP 30650 for the three months ending August 31, 2026. That is up 15.7% from the same months in 2025. The Federal Housing Finance Agency put the national year-over-year gain at just 2.6%. Madison is running well ahead of the country.
Why is Madison moving faster than the national number? Supply. The Real Estate Data Aggregator counted just 76 homes for sale, down 22.4% from a year ago. New listings dropped 19.5% in the same period. Fewer choices tend to push prices up. That is what is happening here.
Homes are still selling, just not instantly
The Real Estate Data Aggregator recorded 40 homes sold in the three months ending August 31, 2026. That is down 4.8% from a year ago. Not a big drop, but worth noting. The median days on market came in at 70 days, which is 6 days longer than the same period last year. Most homes are not flying off the shelf. Pricing still matters.
A closer look at how offers are landing
The Real Estate Data Aggregator put the average sale-to-list ratio at 94% for the three months ending August 31, 2026. That is down 3.1 points from a year ago. So most buyers are not paying full price. Still, 12.5% of homes sold above list, up 3 points from last year. A small but growing share of sellers are seeing real competition.
One more sign of buyer activity: the Real Estate Data Aggregator found that 20.5% of homes went under contract within two weeks of listing. That share is up 8.3 points from a year ago. The right home, priced well, is still moving quickly.
What the national picture adds
Nationally, the backdrop is a bit tougher. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, is forecasting the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow buyers down. Madison has held up well despite that pressure, but it is a real factor for anyone thinking about timing.
Realtor.com also reported that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is not what the Real Estate Data Aggregator is showing in Madison, where prices rose. But it is a reminder that the national story and the local story can look very different.
- Madison's median sale price rose 15.7% to $549,310 in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
- Inventory fell 22.4%.
- Homes are taking a bit longer to sell, and most are closing below list.
- But pending sales are up and quick-contract rates are climbing.
- Limited supply is driving this market more than any national trend.
One thing to keep in mind: these numbers cover all of ZIP 30650. One street, one neighborhood or one price range can read very differently from the ZIP code as a whole. What is true for Madison broadly may not be exactly what is true for your block.
