Madison prices rose, even with fewer homes on the market
Here is the number that matters most right now. The Real Estate Data Aggregator counted a median sale price of $549,310 in ZIP 30650 for the three months ending August 31, 2026. That is up 15.7% from the same three months in 2025. Madison is outpacing the national picture by a wide margin. The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% year over year through July 2026. Madison moved six times faster than that.
Prices rose even as the pool of homes shrank. The Real Estate Data Aggregator counted 76 homes for sale in ZIP 30650 during that period. That is down 22.4% from a year before. New listings fell too, down 19.5% to just 62. Fewer choices put more pressure on each home that does come to market.
Homes are taking a little longer to sell
Not every signal points the same direction. The Real Estate Data Aggregator shows the median days on market in ZIP 30650 was 70 days. That is 6 days longer than the same period a year ago. Homes are still selling, just not as quickly. And the average sale price came in at 94% of list price, down 3.1 points from last year. That means sellers are giving up a little more ground at the table than they were. Pricing a home right from the start matters more than it did.
Buyers are still moving when the right home appears
Here is the part that surprises people. Even with fewer homes and longer average days on market, pending sales were up 7.3% from a year ago, according to the Real Estate Data Aggregator. And 20.5% of homes went under contract within two weeks of listing. That share is up 8.3 points from last year. The homes priced well are moving fast. The ones that are not are sitting.
What the national picture adds
Nationally, mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is real pressure on buyers. CNBC reported that a monthly payment on a median-priced home now takes up about 33% of a median family's income, up from 26% in 2022. More of a paycheck going to a mortgage means buyers are thinking harder before they move. That is part of why homes are sitting a little longer, even in a market like Madison where prices are strong.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Madison has not seen that kind of broad softness, but it is a reminder that list price and final sale price are not the same thing. The 94% sale-to-list ratio here, from the Real Estate Data Aggregator, tells the same story locally.
- Madison prices rose 15.7% year over year in the three months ending August 31, 2026, well above the 2.6% national gain reported by the Federal Housing Finance Agency.
- But inventory is thin, down 22.4%.
- Homes are taking about 6 days longer to sell than last year, and sellers are landing closer to 94 cents on the dollar, not 100. The market has real price support.
- It also has real nuance.
One more thing worth saying. These numbers cover all of ZIP 30650. One street can read very differently from the ZIP as a whole. Price, condition, location within Madison, all of it shapes what a specific home does.
