Nearly 1 in 4 Madison Buyers Paid Cash. Here Is What That Means.

By Shelby McLeod
Real estate, Madison

I pulled every listing that closed in Madison through October 13, 2026, and one number stopped me cold. Out of 165 sales where I could see how the buyer paid, 41 of them paid cash. That is nearly 1 in 4. So yes, cash buyers exist here. But what I found when I dug deeper is that counting on one to save you time or money is a different question entirely.

In short
  1. Cash buyers are here. Nearly 1 in 4 of the 165 buyers in Madison paid cash, so they are not rare.
  2. They pay less, not more. The typical cash buyer paid 92.6% of what the home first asked, while loan buyers paid 95.2%.
  3. They take longer. The typical cash sale took 62 days on the market, against 37.5 days for a loan sale.
  4. Nationally, cash is fading. The national cash share dropped from 30% a year ago to 27% in September 2026 (NAR), so Madison is close to that trend.

Cash buyers are real, but they are not the fast, top-dollar offer sellers imagine

When sellers hear "cash buyer," they usually picture speed and a strong number. The data tells a different story in Madison.

The typical home that sold to a cash buyer sat on the market for 62 days. The typical home that sold to a loan buyer was gone in 37.5 days. Cash buyers actually took 24.5 days longer to get to the closing table.

Cash buyers in Madison paid 92.6% of what the home first asked, while loan buyers paid 95.2%. On a $530,000 home, that gap is real money. Loan buyers closed closer to the number the seller put on the sign.

This does not mean cash is bad. A cash offer still removes the risk that a loan falls through. But if a seller is holding out for a cash buyer because they think it means a faster close or a better price, the numbers say the opposite has been true in Madison.

The price range you are in shapes how likely a cash buyer even shows up

Cash buyers are not spread evenly across the market. The data cuts by price range show something useful for sellers trying to set expectations.

Homes priced under $400,000 sold at or over their asking price 39.3% of the time. That is the strongest result of any range. At $850,000 and up, only 9.1% of sellers got at or over asking. The higher you go, the more the buyer, cash or not, expects room to negotiate.

The $400,000 to $600,000 range had 47 sales, the most of any group. Nearly 3 in 10 of those sellers got at or over asking. That is a competitive slice of the market, and it is where loan buyers are most active too.

Which price range had the most sellers get at or over asking?
Under $400K39.3%$400K to $600K29.8%$600K to $850K21.4%$850K and up9.1%
The lower the price, the more sellers got at or over asking. Above $850,000, fewer than 1 in 10 sellers hit that mark.
Share of Madison buyers who paid cash, out of 165 sales

Nationally, cash is fading. Madison is close to that line.

The national cash share was 30% one year ago. By September 2026, it had dropped to 27%, according to NAR. Madison's 24.8% sits just below that national figure. So cash buyers here are not unusually common, and they are not disappearing either. They are part of the market, not a rescue plan.

Mortgage rates are part of the backdrop. The 30-year fixed rate averaged 7.40% as of October 15, 2026, according to Freddie Mac's weekly rate survey. A year earlier it was 6.27%. That difference pushes some buyers toward cash when they have it, but it has not flooded Madison with all-cash offers the way some sellers hope.

What sellers and buyers should actually do with this

If you are selling, do not build your strategy around landing a cash buyer. The typical cash sale in Madison took 62 days and closed at 92.6% of your first price. A well-priced home that attracts loan buyers has been closing faster and closer to asking. Price it right from the start, and you will not need to wait for cash to ride in.

If you are buying with a loan, this is good news. You are not being pushed out by cash buyers dominating the market. Nearly 3 in 4 of the 165 sales in Madison went to loan buyers. Nationally, existing-home sales ticked up 1.5% month-over-month in September 2026, and inventory rose 4.6% from a year ago (NAR), which means more homes to choose from. Get your financing solid, know your price range, and compete on terms. The data says you can win.
